General Policies

This agreement constitutes a contract between the Guest and Oak Hammock Resort, LLC.

AGE REQUIREMENTS: All guests (other than a family checking in) must be at least 21 years old. The individual signing the registration must occupy the accommodation the full length of the rental term.


  • A 50% deposit is required at the time of booking to guarantee your reservation with the following exceptions:

    • Reservations made 7 or less days before arrival

    • Reservations over a holiday

      • These reservations require full payment upfront at the time of booking.  


The remaining balance is due upon check-in or two weeks prior to arrival for holiday periods. Payments can be made by cash, check, or credit card. The reserving party is required to sign the registration and the signing lessee is responsible for payment of all fees. A valid credit card on file is required for all stays. We accept Visa, MC, American Express and Discover.


Cancellation Fees:

DAILY RESERVATIONS (Less than 1 week stays)

  • Cancelling within 48 hours or less: Non-Refundable

  • Cancelling between 48 hours – 10 days out: One-Night Stay Fee is charged

  • Cancelling 11 days or more out: 10% of the total reservation is charged
    No Refunds or credits for early departure.


  • Cancelling within 7 days or less: 50% of reservation is refunded

  • Cancelling between 8 days to 1 month: $100 cancelation fee is applied

  • Cancelling 30 days or more out: 10% of the total reservation is charged
    No refunds or credits for early departure

All regular reservations, with the exception of group reservations, are subject to the following Cancellation/No Show policy:  ​Same day cancellations are considered No Shows and will be charged the full amount of the reservation booked.


  • Reschedule for any reason up until the day prior to your arrival. You must call during business hours if you need next day cancellation.


  • Check-in time is 3:00 p.m. If your cabin or RV spot is ready earlier, we will try and accommodate you. We cannot guarantee early arrivals. Late arrivals must make arrangements for a late check-in by phone. Please check in at the office prior to going to your cabin or RV site unless you are a later arrival and prior arrangements have been made.


  • Check-out time is 11:00 a.m. Check-out time is strictly enforced due to the time needed to clean and inspect for the next arrival. All keys must be returned to our office upon check-out.

  • CLEANING FEE:  A $45 cleaning fee is added to each cabin rental at the time of booking.  


  • We expect that you will take good care of your pet which includes not leaving your pet unattended in your cabin or outside at any time. There are two pet stations set up on the property for the proper disposal of your pet’s poop. All pets must be on a leash when outside or in common areas. Pets are not permitted inside the Game Room, Laundry Room/Bathhouse, Office or Clubhouse.

  • Cabins: We allow up to two (2) pets per reservation, up to 50 pounds each. A current shot record will be required at check-in. There is a $40 non-refundable pet fee for each animal.

  • RV Sites: There will be no charge for bringing your pet with your RV. We expect that you will not leave your pet unattended outside. When your pet is outside it must be on a leash.

  • Aggressive Pets: Aggressive dogs of any breed are not welcome at Oak Hammock Resort. If your dog shows behavior that is protective and unfriendly to strangers, please leave it home. If you decide to bring your dog and it exhibits this type of behavior, the owner or management of the park will ask you to please find other camping accommodations immediately.


  • The guest agrees not to exceed the maximum occupancy for the accommodation as described on our website.


  • We furnish the initial linen set-up in all accommodations based upon the number of guests. It is your responsibility to maintain the linens during your stay. There are coin washers and dryers available for this task. Linens are inventoried and guests will be accountable for any lost or damaged linens. Please do not use white washcloths for makeup removal or for cleaning anything dirty. A starter supply of paper and soap products are also provided.


  • All of our accommodations are designated smoke free. Smoking is strictly prohibited in all cabins. You may smoke in outside areas away from common grounds. Please dispose of cigarette and cigar butts properly. Please remember the grounds are not your ashtray.

  • ​GAME ROOM – Children under the age of 13 must be accompanied by an adult.


  • Please do not move the furniture during your stay. If you find it necessary to do so, all furniture should be returned to original positions before departure.


  • Guests will be responsible for expenses incurred for damages. If damage or breakage occurs, please inform management as soon as is reasonably possible so that a replacement can be purchased or damage can be repaired. Guests will be responsible for the replacement charge of items found to be missing.


  • A locksmith fee will be charged to re-key the lock of any cabin for which the key(s) are lost or not returned.


  • Parking is provided in designated areas. You will be given directions on where to park your boat trailer (if applicable) at the time of your arrival.


  • Lock all doors when leaving your accommodations. Do not leave money and valuables unattended in the cabin or RV as neither the agent nor the owner will be held accountable or liable for any loss. Check all drawers, closets, cupboards and under beds before departing. Neither agent nor owner is responsible for items left behind. We will only return items upon request and at the guest’s expense. A small handling fee will be added.


  • All equipment is subject to malfunction. Problems are attended to as soon as possible. The Agent or an authorized employee or repairmen may enter the accommodation during business hours for any purpose connected with the repair, care or maintenance of the accommodation. Refunds will not be issued due to the malfunction of equipment. You can expect prompt courteous and professional service in solving any problems.


  • A $35 service charge will be added for any returned checks.


  • In the event that the accommodation becomes unavailable through maintenance problems or other unforeseen problems or issues, the Agent shall be held harmless by the Guest. The Agent will make every effort to move the Guest to comparable accommodations at the same rate quoted in the confirmation. If comparable accommodations are not available, the full deposit will be returned to the Guest. All reservations made are subject to events and conditions beyond our control.

  • ​INDEMNIFICATION OF AGENT BY GUEST Guest is responsible, and agrees to indemnify and hold harmless Oak Hammock Resort LLC and the RV Park Property Owner, for all loss, damage or injury to any person or property caused by Guest or Guest’s guests, visitors, invitees, or pets.

  • BEHAVIOR – Oak Hammock Resort may require any person to leave, without refund, for any reason, including, without limitation, disrespect to management or other guests, excessive consumption of alcoholic beverages, objectionable behavior, or violation of any rule or sign.

  • SPEED LIMIT – 15 or slower

  • FIREARMS/WEAPONS:  Discharge of firearms and all fireworks is prohibited. Guest may transport firearms and other weapons to and from Guest’s RV to Guest’s vehicle.  Except as provided in the preceding sentence, in no event may Guest display or brandish firearms or other weapons outside Guest’s RV or vehicle or in a manner that is offensive or threatening to management or other guests.
